Important scope notes
- ClearTitle AI is currently scoped to Washington, DC SSL-indexed properties only. Virginia and Maryland counties are on the expansion roadmap.
- The report is a preliminary AI-assisted analysis. It does not constitute a title commitment, underwriting opinion, or legal advice. Commitment-grade reliance requires a bring-down search within 10 days of scheduled closing.
- Search scope is DC Recorder of Deeds recorded chain. Court records (DC Superior Court judgments, federal court liens) are not searched. UCC fixture filings at DC ROD are included; non-fixture UCC filings at DC DCRA are outside scope.
- All source instruments are retrieved from the DC Recorder of Deeds public record. ClearTitle AI does not create or modify source documents.
- Pilot firms retain full control over which files they run. There is no minimum volume requirement during the evaluation phase.
